Inner-city living is fast becoming a popular lifestyle for those who want to be close to cafes, bars and restaurants.

One real estate director has warned buyers to research the surrounding nightlife near a property before making a purchase.

Peard Real Estate Managing Director Stuart Cox said inner-city living had attracted a broad range of buyers, who mostly wanted the convenience of an apartment lifestyle.

"In particular, more baby boomers are deciding to move into quality apartments in the inner city area for lifestyle reasons while professional singles and couples are also deciding to live in the inner city because they want to live where they work," Mr Cox said.

"If you are deciding to buy an inner city apartment, one key issue you have to consider is that living in the inner city is increasingly about a night-time lifestyle."

Mr Cox said visiting the city at night was the best way to experience what it has to offer.

"For example, during the night time hours you can fully appreciate major new investments being made in the inner city such as the recently launched big outdoor screen located in the Northbridge Piazza or the new stunning LED lighting system at the offices of Perth City Council," he said.

"It will also give you a better idea of what kind night-time entertainment best suits your needs.

"If you like going to restaurants or threatre, then a walk through the local entertainment area during the evening or night will give you a good idea of atmosphere, noise and ambiance you can expect should you purchase an apartment near the area.

"Some areas in the inner city are well serviced by cafes, restaurants and theatres while others have more limited lifestyle attractions."

Mr Cox said there were other aspects of apartment living to consider before buying. He said it was important to take into account the size of the balcony and apartment fittings.

"Apartments which have larger balconies are becoming more popular because of lifestyle factors. A balcony with an attractive outlook can enhance the resale value of the property," he said.

"Energy and water efficient homes are now becoming more popular in the inner city so pick a property that has these features as it will enhance the resale value of the apartment.

"If the property is located close to busy road, organize an inspection during the peak traffic period so you can determine noise levels. And make sure that the apartment has dedicated parking as parking is a key issue in the inner city area."
