Mixed-Use New Urbanist Community in Texas Ushers in Second Phase of Development

Reflecting the growth that Central Texas has experienced despite current economic challenges, an established mixed use, master-planned community south of Austin moves forward with retail, medical, multifamily and commercial real estate development.

Kyle, TX - Central Texas neighborhood Plum Creek is a major contributor to the rapid economic growth and commercial development that Hays County has experienced over the past ten years. Despite the tightness in capital markets that has impacted real estate funding across the U.S., Plum Creek continues to be a location of choice for retail, medical and multifamily real estate development.

When Plum Creek was founded in 1997, approximately 3,800 people lived in Kyle, which is located 15 minutes south of Austin. With Plum Creek came a new plan for developing a suburban neighborhood that incorporated the principles of New Urbanism. New Urbanism is an approach to neighborhood and city planning that revives traditional neighborhood structures, supports pedestrian activity, fosters communication with neighbors and creates a mix of uses and housing types.

Today Plum Creek is home to a walkable neighborhood of over 1,400 households and approximately 4,500 people - more than the population of Kyle at Plum Creek’s inception in 1997. Amenities available to residents include a community center, two pools, a fishing lake, hiking trails, two large parks and numerous pocket parks. An elementary school is located within the neighborhood, with middle and high schools located adjacent to Plum Creek.

Plum Creek is recognized as a model of mixed-use, master-planned community development. Austin Business Journal named Plum Creek the “Master-planned Community of the Year” in 2005 and Envison Central Texas named Plum Creek the “New Development of the Year” in 2006.

The success of this traditional neighborhood development is carrying it into the second phase of development and commercial and residential real estate development continues despite current economic challenges. An A+ Federal Credit Union branch is planned for the area and construction of a full-service branch of TrustTexas Bank SSB is underway. Austin Regional Clinic opened their Kyle practice in Plum Creek in May 2009. Most recently, Plum Creek announced the closing and subsequent ground-breaking of a 264-unit Class-A multifamily residential project. The commercial real estate brokers of record for Plum Creek are Brett Arabie and Andrew Childers of Oxford Commercial.

Located less than a mile from Interstate Highway 35, Plum Creek is in close proximity to Austin, San Marcos and Wimberley. Plum Creek is adjacent to the proposed route for Austin-San Antonio commuter rail.

Plum Creek’s growth is complemented by growth in Kyle, which has a population over 30,000. New construction within a few miles of Plum Creek includes a City Lights Movie Theater, HEB Plus!, Kyle Marketplace, retailer Kohl’s, Seton Medical Center Hays and a Target department store.
