Selling a home in today's market is a challenge. However savvy homeowners can improve their odds of a faster sale by using the Internet to help their agents market their properties. The approach to promote Adler's 8-acre farm in Brogue is a perfect example.
"We knew we had to do something different," said Adler's son Cisco Adler. "Fewer buyers exist and even those that are looking have trouble getting financing. This means it's critical to find the ones that can."
Beth Adler did have a slight advantage because her son owns a Charlotte, NC-based online marketing agency and was able to do all of the work himself.
Their first step in creating their online marketing approach was to buy the right domain names.
"I wanted a domain that was descriptive and would rank high in Google," he said. "So, we chose YorkHorseFarm.com which ranks very high if someone searches for horse farms in the area."
"You can also use Google's keyword tool to discover which keywords people search for and make sure your site domain name has those in it."
On the website they featured an attractive photo of the pastures with a horse peering over the fence and the home in the background to emphasize the beauty and privacy of the home.
The main goal of the site is to get someone to provide their information to schedule a showing and to get more details about the property. Their realtor Michael Wheeler of Century 21 can then follow up with each interested person.
After launching the site Adler started to email real estate agents in the area to let them know about it and to promote the property to anyone who might have a client seeking an equestrian property.
He also started writing press releases and using the social media distribution service PitchEngine.com to publicize them.
He also posted ads on Craigslist and other equestrian-specific websites.
While the property has not yet sold, it is getting far more interest than many other homes for sale right now.
"With 528 website visitors in just the past month of so, it's just a matter of time," Adler said.
